Having Trouble Selling Your House? Simple Design Hacks to Get Buyers to Close

Have you ever had trouble selling a house? Even if the house is in a great neighborhood with lots of potential there can be certain issues that stand out to buyers that make or break their consideration. 

Recently, we were approached with a similar incident from a realtor who was having trouble selling a house. The house was in a beautiful neighborhood with great curb appeal, but every time a prospective buyer walked in,  they were deterred by key problems with the floor plan. The same comments came up repeatedly, which is when the client finally decided they needed to call in for some design expertise.  

We started this project by receiving a list of the client’s design goals which included:

  • Master bedroom needs more of a private entry 

  • Master bath needs two sinks 

  • Master bedroom needs more closet space 

  • Possibility to move master bedroom to east bedroom as bath size is better

  • Possibility to need extra bath to accommodate adjacent bedroom 

  • Fix wasted space in foyer between second master and east bedroom 

  • Fix wasted space in dining area 

  • Enhance kitchen to make it feel more open and inviting

Knowing the client did not want to extend the home’s footprint, nor tackle a major renovation, we looked for simple yet effective solutions to the layout. We considered their list of design goals and opted for the renovations that would bring in the most return on their investment.

In the end, we suggested creating a closet and extension that provided a vestibule giving the master bedroom privacy. Without major changes, we were able to enlarge the bathroom and existing closet and even add an entirely new closet. Everyone loves having more storage! Additionally, this allowed us to enlarge the kitchen by adding an island and pantry, all staying within the open floor plan concept.

The realtor presented our ideas to the seller who was extremely pleased and is planning to follow through with estimates from his contractor. They also felt the concepts were a helpful starting point to discuss the challenging floor plan and feedback they have received from buyers. Simple solutions can equal big payouts!
